     DESIGN/BUILD

ECS’s experience in the construction industry along with design engineering and  environmental capabilities provides ECS with the ability to offer Design/Build services.  Benefits of the Design/Build process include the following: 

	Singular Responsibility. Design, construction, cost, and quality are in the hands of a single entity.
	Quality. The owner’s requirements and expectations are documented and are the Design/Builder’s responsibility to deliver.
	Cost Savings. Value engineering and constructability are constantly utilized.
	Time Savings. Bidding periods and redesign time are eliminated.
	Reduced Administrative Burden. Owner is not required to coordinate and arbitrate between separate designers and contractors.
	Early Knowledge of Firm Costs. Costs are known earlier in the design process and are updated constantly to reflect design changes.
	Risk Management. Project scope, cost, and schedule are clearly defined, therefore the Designer/Builder assumes responsibility for errors and omissions in construction drawings.
	Minimize Planning Time and Expense. Selecting one entity to design and construct eliminates proposal writing, firm selection, and bidding.

 

Quality Control

Quality control activities will not be limited to or excluded from any phase, portion or personnel on the project.  Quality control work is required for performing  pre-construction activities, establishing the initial submittals, project quality plan and testing schedule.  During the construction period, every quality control item listed under duties and responsibilities of the Quality Control Supervisor is applicable. Upon completion of construction, quality control attention is required for training operations and maintenance manuals, as-built drawings, and other project close out activities.
